چکیده

چکیده
هدف از انجام تحقیق حاضر، شناخت منابع اعتماد کارفرما به پیمانکار بر پایه ویژگی­های قابلیت اعتماد پیمانکار در بستر پروژه­های ساخت شهری تهران است. در این راستا با بهره­گیری از متدولوژی نظریه زمینه­ای و به کمک کدگذاری باز مصاحبه­های عمیق انجام شده با 18 نفر از مطلعین و دست‌اندرکاران بخش کارفرمایی این پروژه­ها، مجموعاً 9 مقوله، 28 مفهوم و 148 کد باز منحصربه­فرد، حاصل شد. به طور خلاصه این 9 مقوله عبارت بودند از: توانایی پیمانکار؛ دارایی پیمانکار؛ آگاهی پیمانکار؛ تعهد پیمانکار؛ تقلب پیمانکار؛ حساسیت پیمانکار نسبت به منافع کارفرما؛ ثبات پیمانکار؛ انعطاف­پذیری پیمانکار؛ و سلطه­پذیری پیمانکار. در گام بعد، به واسطه کدگذاری نظری انجام شده، این مقوله­ها در پیوند با مقوله اعتماد کارفرما به پیمانکار قرار گرفتند و از این طریق، مدل مفهومی‌این پژوهش که دربردارنده 9 قضیه تحقیق بود، حاصل گردید. تحلیل یافته­های پژوهش نشان می­داد که برخی از مقوله­های حاصل شده این تحقیق، نظیر سلطه­پذیری پیمانکار، به واسطه خصوصیات متمایز زمینه­ای، خاص بستر تحقیق حاضر بوده و برخی دیگر از مقوله­ها نظیر توانایی پیمانکار، همسو با نتایج ادبیات گذشته است؛ هرچند که عمده مفاهیم ذیل این مقوله­ها، منحصربه­فرد و خاص بستر این تحقیق بود. همچنین تحلیل­های مقایسه­ای میان پیمانکاران دولتی و خصوصی در زمینه قابلیت اعتماد، نشان داد که از منظر برخی مقوله­ها نظیر انعطاف­پذیری پیمانکار، پیمانکاران دولتی قابل اعتمادتر بودند و از منظر برخی مقوله­های دیگر نظیر توانایی پیمانکار، پیمانکاران خصوصی بیشتر مورد وثوق­ قرار داشتند.

contractor's stability; contractor's flexibility; and contractor's domination. In the next step, due to the theoretical coding, these categories were assigned to the contractor with regard to the employer's trust, and thus, the conceptual model of this research, which included nine case studies, was achieved
The results of the research show that some of the results obtained by this research, such as contractor's domination, are due to the distinctive background characteristics of the present study, and some other categories such as contractor's ability, Is in line with the results of past literature; however, the main concepts of these categories were unique and specific in the context of this research. Also, comparative analyzes between government and private contractors in the field of reliability showed that, from some aspects such as contractor flexibility, government contractors were more reliable, and from the perspective of some other categories such as the ability of contractors, private contractors were more reliable than public contractors.

Abstract
The aim of this research to identify the sources of client's trust based on trustworthiness features of contractor, in the context of Tehran urban construction projects. In this regard, utilizing grounded theory and with the help of open source coding, conducted in-depth interviews with 18 project informants on the side of client party, 9 categories, 28 concepts and 148 open codes, were obtained. In summary, these nine categories were: contractor's ability; contractor's property; contractor's knowledge; contractor's commitment; contractor fraud; contractor's sensitivity to the interests of the client’s;
